What is Lugbe like? Lugbe is a large, fast-growing residential area on the Airport Road, south-west of central Abuja and close to Nnamdi Azikiwe International Airport. It is known for more affordable housing, Federal Housing Authority (FHA) estates and new private estates, and it suits families, civil servants, airport workers and young professionals who want value for money and are happy to commute.

Where Lugbe is and how to get there
Lugbe sits along the Umaru Musa Yar'Adua Expressway, better known as Airport Road, between the city and the airport. Nnamdi Azikiwe International Airport is roughly 20 km south-west of the city centre, and Lugbe lies along that route, so the airport is much closer from here than from the inner districts. Neighbouring areas include Life Camp and Jabi further north, and the growing districts around Galadimawa and Lokogoma to the east.
Lugbe is not one neighbourhood but a collection of them: the FHA estate, older communities, and many private estates strung along the expressway and its service roads. If you are heading into town, Abuja's airport rail line runs from the airport to the Central Business District via stations including Idu and Kukwaba. It does not stop in Lugbe itself, but our electric airport train review explains how it works.
What it's like to live in Lugbe
Lugbe is a busy, working residential area. Mornings and evenings are dominated by the commute along Airport Road, while daytime life centres on markets, shops, churches, mosques and schools. Prices for everyday goods and services tend to be friendlier than in the inner city, and new businesses keep opening as the population grows.
The biggest difference is between estates and open streets. Gated estates usually have perimeter walls, manned gates and some private security, while older open communities can be denser and less organised. Infrastructure is uneven: some roads and drains are well kept, while others have been the subject of residents' complaints in the press about potholes and blocked drainage.
Flooding is a real consideration in parts of the area. Low-lying estates near waterways have flooded during heavy rains; Trademore Estate, for example, was badly hit in June 2023 and again in June 2024, according to reports and the National Emergency Management Agency (NEMA).
Property and housing in Lugbe
Lugbe is one of Abuja's main destinations for people priced out of the central districts. The FHA estate was one of the area's first planned developments, and private estates have multiplied since. Housing ranges from flats and "self-contain" units to terraced houses, semi-detached homes and detached duplexes, with plenty of construction still under way.

Things to do and landmarks
The Glory Dome. The vast auditorium of the Dunamis International Gospel Centre stands on Airport Road in Lugbe and is one of the area's best-known landmarks.
FHA Estate. The Federal Housing Authority estate is one of Lugbe's main planned residential areas and a common reference point for directions.
National Space Research and Development Agency (NASRDA). The agency's facilities are in the Lugbe area, along with a Voice of Nigeria transmission station.
Easy airport access. Lugbe is one of the most convenient places in Abuja to stay before or after a flight.

Choose your estate carefully. Gated, well-drained estates on higher ground are usually the safest bet for both security and flooding.
Rainy season. Check drainage and access roads before renting or buying, and avoid low-lying plots near waterways.
Traffic. Airport Road can be very slow at rush hour, so plan your commute and leave early.
Security. Lugbe is a normal working area. Use estate security, lock up well and take ordinary precautions on open streets at night.
Power and water. Ask about backup power, boreholes and water storage, as supply varies between estates.
