What is Katampe like? Katampe is a hilly, mainly residential district just north-west of Maitama, made up of the more established Katampe Main and the newer, upmarket Katampe Extension, which is designated as a diplomatic zone. It is known for quiet streets, modern homes, big views and Katampe Hill, and it suits professionals, families and investors who want Maitama-style calm close to the inner city.

Where Katampe is and how to get there
Katampe sits in Phase 2 of Abuja, beside the inner city. Maitama lies to the east and Wuse to the south-east, with Jahi, Mabushi and Kado to the north-east, south and south-west. Gwarinpa is to the north-west and the Mpape hills to the north.
The district has two parts. Katampe Main, in the south, is largely built up and residential. Katampe Extension, in the north, is the newer side, designated as a diplomatic zone and still filling up with embassies-in-waiting, corporate residences and large private homes. The Murtala Mohammed Expressway runs between the two.
From Katampe, Maitama is a short drive, and Wuse 2 and the Central Business District are not much further outside rush hour. Most residents drive, and ride-hailing apps are the easiest option for visitors, since public transport is thin on the hillier streets. What it's like to live in Katampe
Katampe feels calm, green and spacious. Streets are generally quiet, homes are walled or set inside gated estates, and the hilly ground means many houses enjoy wide views across the city.
Katampe Main has a settled, lived-in feel, with established homes and easy access to everyday services. Katampe Extension is more of a work in progress: impressive new houses stand next to building sites, and some roads and services are still being completed. For restaurants, supermarkets, schools and nightlife, residents usually rely on nearby Maitama, Wuse 2 and Jabi, all within easy reach.
If you want a quiet, upmarket address without paying the very top Maitama or Asokoro prices, Katampe is often on the shortlist.
Property and housing in Katampe
Housing in Katampe ranges from flats and terraced duplexes to large detached homes and mansions, many with striking modern architecture. Katampe Extension in particular attracts high-end builds on large plots, and prices there are among the higher ones in Abuja because of its diplomatic-zone status, views and proximity to Maitama. Katampe Main can offer somewhat better value in an established setting.
Because parts of the district are still being developed, due diligence is essential. Check the road access and infrastructure for the specific street, confirm approvals and title documents, and make sure any off-plan developer has a track record. Katampe Hill and other things to do
Katampe Hill. One of the highest natural points in the FCT and a favourite short hike. The climb is short but steep, and the top offers sweeping views across the city towards Aso Rock and Jabi Lake. A marker on the hill is widely described as the geographical centre of Nigeria, which makes it a popular photo stop.
Millennium Park. Abuja's largest public park is a short drive away in Maitama.
Jabi Lake. Lakeside walks and boat rides are within easy reach to the south-west.

Practical tips for Katampe
Hiking. Go early in the morning or late in the afternoon, wear sturdy shoes, take water and sun protection, and hike with company.
Check the road. Some streets in Katampe Extension are still unpaved or under construction, so visit after rain before you rent or buy.
Healthcare. The nearest public district hospital is Maitama District Hospital on Aguiyi Ironsi Street, Maitama.
Power and water. Ask about backup power, boreholes and water storage, especially in newer developments.
Getting around. A car or ride-hailing apps are essential, as shared transport is limited on the hills.
