Abuja Property Demand: What Property Seekers Are Asking For, October 2026
This is our monthly snapshot of Abuja property demand, taken from real requests in our community. What are people looking for in the Abuja property market right now? Every month we go through the requests posted in the AbujaCity Property Network WhatsApp group and sum up what buyers, renters and investors want: which areas, which property types, and the budgets they quote.
This first edition covers requests posted in the group from early June to mid-October 2026, with most of them from October. It's a snapshot of one community, not a market survey. But it gives agents, owners and developers a real picture of local demand. Everything is anonymised: no names, no phone numbers.
About the figures: where we mention money, it is the requested budget or asking figure as written in the request. We haven't added averages or estimates of our own.
Abuja property demand: requests outnumber listings
Over this period, members posted 28 property requests. Over the same stretch, there were only 6 distinct property offers posted as text (plus reposts). Many more offers were shared as images only, and those are harder to search and match. Roughly, for every listing written out in full, about four people were asking for something.
For agents and owners, the message is simple: if you have suitable property in the areas below, post it in writing with the area, price and title type, or message an admin in the AbujaCity Property Network WhatsApp group.
Most-requested areas
The names that came up again and again:

What people want to rent
Rental requests ranged from entry-level rooms to large family flats:
Self-contained rooms in the Hajiya Zara, Dafcom and Chibiri area, requested at around ₦200k.
1-bedroom flats in Life Camp, Kado or Jabi, requested at around ₦1.5M, with water, light and a POP ceiling specifically mentioned. Another 1-bedroom request was for Zone 7.
2-bedroom flats in Jabi, Jahi, Katampe, Utako or Wuye at around ₦6M, and in Apo Resettlement (upstairs, close to the road or in an open estate).
3-bedroom flats in Life Camp at around ₦6M.
Apartments or houses in River Park at around ₦8–10M.
Five units of 4-bedroom terraces in Life Camp, wanted urgently on behalf of a client.
A short-let apartment with a pool, at around ₦100k for two nights.
What renters care about: water and electricity come up repeatedly, along with finishing (POP ceilings), floor level and road access.
What people want to buy
Homes and buildings
A modern 5–6 bedroom fully detached house, not in an estate, in Katampe Extension or Main, Asokoro, Guzape or Wuye, at around ₦1.2–1.5b.
A 4-bedroom duplex in Wuse Zone 3 or 4 at around ₦600m. The buyer wanted a video brief and access to the owner.
A duplex in the Lokogoma/Sunnyvale axis at around ₦150–180m.
An uncompleted (carcass) building in Guzape or Katampe Extension "within 150m", and another uncompleted building request at around ₦3–4m.
A hotel in the FCT, from a buyer described as ready, who asked about available documents.
Land
Land was the single biggest theme, at every scale:
1,000 sqm in Maitama and 1,500–2,000 sqm on Asokoro main. Both buyers asked for a Google Maps pin.
About 1,300 sqm in Wuse 2 at around ₦1.5b, with the buyer planning a legal search the next day.
1,000 sqm of ready-to-build commercial land in any good location at around ₦200–300m.
1 hectare of commercial land in Kuje, wanted as the first plot by a tarred road.
Large parcels: 100 hectares in Karsana South, 100 hectares of industrial land in Idu Industrial, 10–15 hectares in Maitama, and 10 hectares of FCDA land in Bwari, Kubwa, Gwarinpa 2, Maitama 2, Airport Road or Kuje.
Requests for large parcels almost always said "C of O required", or asked for a "single document" FCDA title. If you're not sure what these terms mean, see Abuja Property Title Documents Explained.
What businesses want: offices
One of the clearest patterns was demand for compact standalone offices:
About 100 sqm of corporate office space, or a standalone 2–3 bedroom building used as an office, in CBD, Wuse 2, Maitama, Asokoro or Utako. Several requests said "not a plaza", and co-agency was welcome.
A commercial fully detached duplex on a major Wuse 2 road for a bank, on lease or sale, at market value.
1,000–2,000 sqm of land in Kuje or Kabusa on a 3–5 year lease for a block-making business, with an open budget.
What buyers do before they pay
The most encouraging trend is that serious buyers are doing their homework:
Asking for map pins before discussing a plot.
Planning legal searches straight away. Our guide How to Do an AGIS Land Search in Abuja explains the steps.
Asking for title documents up front, especially on large land.
Wanting video briefs and owner access before travelling to view.
That's exactly the right approach. For the warning signs to watch for, read Abuja Property Scams to Avoid, and if you're abroad, see our diaspora buying guide.
What this means for agents, owners and developers
List in writing. Image-only posts can't be searched or matched. Include area, price, size and title type.
Focus on the hot spots: Life Camp and Jabi rentals, standalone offices in Wuse 2, Maitama and Asokoro, and land in Maitama, Asokoro and Guzape/Katampe.
Be ready for due diligence. Buyers will ask for documents, pins and searches. Sellers who make this easy will close faster.
Watch Saturdays. Each week we feature one live request as Request of the Week in the group.
We'll publish this roundup monthly, so check back in November.
